Developer Services
Plan the foundations. Make the handover clearer.
A practical start for your owners corporation.
The decisions made before settlement shape how a building will be managed for years to come. Budgets, shared facilities, service contracts and handover records all need a clear place in the plan.
CAN works with developers and their project teams to prepare new owners corporations for everyday operation. We support residential, commercial and mixed-use projects, with a scope agreed around the project stage and requirements.
Early planning
Think beyond completion.
- Review the proposed management arrangements, shared facilities and common-property responsibilities with your project team.
- Prepare indicative operating budgets and levy estimates, with assumptions clearly identified for review.
- Coordinate management input on subdivision plans and proposed rules with your surveyor and legal advisers.
Construction & registration
Prepare the working details.
- Refine budgets as building specifications, facilities and operating requirements become clearer.
- Help coordinate quotations and proposed service arrangements for insurance, cleaning, maintenance and other common-property needs.
- Identify the records and information needed for the transition, working alongside the project team and appointed professionals.
Handover & first meeting
Bring the essentials together.
- Organise the available handover records, including plans, warranties, manuals, service contracts and relevant financial information.
- Support the setup of owners corporation records, financial administration and communication arrangements.
- Help prepare and coordinate the first owners corporation meeting, with a clear agenda, supporting documents and follow-up actions.
After handover
Support the building’s next chapter.
- Support owners and the committee as the building moves into day-to-day operation.
- Coordinate levy administration, service providers, maintenance follow-up and the agreed management services.
- Keep communication clear as responsibilities transfer from the development team to the owners corporation.
Agree the scope. Keep the transition organised.
We start with your project stage, anticipated completion date and management needs. We then outline the work, responsibilities, timing and fees before proceeding.
Depending on the agreed scope, this may include an initial budget, a management and service schedule, a handover document checklist, meeting preparation and a plan for ongoing management.
Legal documentation, registration and decisions on lot entitlements and liabilities remain with the relevant appointed professionals. CAN coordinates management input and specialist involvement where required.
Developer questions, answered.
When should we involve CAN?
Early planning is a useful starting point, while there is still time to consider operating costs and management arrangements. We can also discuss support for projects already under construction or approaching handover.
Can CAN remain as manager after handover?
Yes, ongoing management can be discussed as part of the proposal, subject to the agreed appointment and the owners corporation’s decisions.
How are the services priced?
Fees depend on the project, its stage and the work required. We set out the service scope and fees in a proposal, with additional specialist costs identified separately where applicable.
